Jef Lemmon Design Build PLLC.

Design-build is the specific thing here. Instead of hiring an architect or designer first and then shopping the plans to builders, the homeowner works with one outfit for both the design and the build. That can shorten the back-and-forth when a remodel or addition changes shape partway through, because the people drawing it are the people building it. Jef Lemmon Design Build is registered with Idaho's Division of Occupational and Professional Licensing and has held that registration since 2012. Repair versus replace comes up constantly on Coeur d'Alene homes, and a design-build contractor is a good person to ask because they can price both paths. Start with what's failing and why. A soft subfloor near a bathroom, a sagging deck or a drafty addition may trace back to one cause, such as water, poor drainage or an old framing shortcut, and fixing that cause can make a repair last. Replacement makes more sense when the problem has spread, when the layout no longer works for how the house is used, or when the cost of patching keeps coming back. Snow load, freeze-thaw cycles and lake-country moisture are hard on decks, roofs and siding here. Ask any contractor to show you the damage, explain both options and write down what each one includes.
