Section 01 · The Spokane market

Remodeling is the trade where Spokane's housing stock does the most to set the price. Much of the city — the Craftsman bungalows on the South Hill and in Browne's Addition, the pre-war cottages across the near-north side — was built before 1950, and behind the plaster you find knob-and-tube wiring, ungrounded circuits, galvanized supply lines, cast-iron drains, and framing that predates any modern standard. None of it can be priced until demolition exposes it, and once it is exposed, bringing it up to current code is generally required rather than optional. On an older home, that hidden work is the norm, not the exception, and it is the biggest reason two identical-looking bids can differ by tens of thousands of dollars.

The climate adds its own pressure. Spokane swings from bone-dry summers to long, cold, damp winters, so bathrooms on uninsulated exterior walls freeze, exhaust fans that vent into the attic instead of outside feed mold, and the freeze-thaw cycle works on anything that was not built or waterproofed properly the first time. A good remodel quietly fixes those things while the walls are open — the kind of work that never shows up in a finished-room photo but is most of what you are actually paying a contractor to get right.

What varies most, then, is not the tile or the cabinet door you pick off a showroom wall — it is scope and coordination. Washington requires general contractors to register with Labor & Industries, carry a bond, and hold liability insurance, and it requires the plumbing and electrical work to be done under separate specialty certifications. Whether a job is design-build under one roof or a general contractor scheduling a stack of subs, someone has to sequence a demo crew, plumber, electrician, gasfitter, cabinet installer, tile setter, and painter in the right order. That coordination is a real cost, and it is most of what separates the contractors below from a pile of individual quotes.

Questions worth asking first

How much does a remodel cost in Spokane?

The room and the scope decide it. For bathrooms, Ecostify models a Spokane remodel at $4,310–$27,720 — roughly $4,310–$13,440 budget, $8,430–$23,560 mid-range, and $23,560–$27,720 premium — built from federal wage and regional price data for Spokane (current on 12 July 2026). Kitchens, whole-home renovations, and additions are priced job by job, because what is behind your walls and whether the plumbing and gas lines move swing the total far harder than the finishes do. Get three bids written against one written scope, with demo and disposal, framing, plumbing, electrical, drywall, tile, cabinets, counters, permits, and sales tax each on their own line — plus a stated allowance for what demo uncovers and a stated method for pricing change orders. Then compare them line by line.

Do remodeling contractors in Washington need a license?

Yes. Washington requires every general and specialty contractor to register with the Department of Labor & Industries (L&I), carry a contractor bond, and hold general liability insurance. On top of that, the plumbing and electrical work in a remodel must be done under separate state specialty certifications — not by a general handyman. Every contractor on this page shows its registration number, and its profile links straight to the state record; open it and confirm the registration, bond, and insurance are current before you sign.

Should I hire a design-build remodeler or a general contractor?

Design-build keeps design and construction under one roof, so the same team that draws the plans builds them and carries the budget — useful on kitchens and whole-home renovations where the scope is large and the decisions interlock. A general contractor is the right call when the work is structural — an addition, a wall coming out, framing that needs engineering. Match the specialist to the scope, and make sure whoever you hire is coordinating the trades rather than leaving that to you.

Why do older Spokane homes cost more to remodel?

Much of Spokane's housing stock predates 1950, and behind the plaster you often find knob-and-tube wiring, ungrounded circuits, galvanized supply lines, cast-iron drains, and non-standard framing. None of it can be priced until demo exposes it, and once it is exposed, bringing it to current code is generally required rather than optional. That hidden work belongs in the contract, not in a cost estimate: budget a real contingency, and make sure the bid spells out in writing how change orders are priced before demo starts.

Do I need a permit to remodel in Spokane?

Usually, yes — any electrical, plumbing, gas, or structural work requires permits from the City of Spokane or Spokane County, plus inspections along the way. Purely cosmetic work like paint, flooring, or a like-for-like fixture swap typically does not. Your contractor should pull the permits and schedule the inspections; confirm who is responsible in the contract. Skipping required permits can cause real problems when you sell.

How do I choose from this list of Spokane remodelers?

Registration is a floor, not a differentiator, and on a remodel the differentiators are communication and money. Ask each one who runs the job day to day and how you will hear from them — a remodel is weeks of decisions, and the contractor who tells you their process on the phone is the one who has a process. Ask how change orders are priced and approved before work proceeds, and ask for the payment schedule tied to milestones rather than dates. Then ask to see the last two jobs like yours and actually call those homeowners. A “Registered since” year matters here more than in most trades, because a remodeler needs to still be reachable when something moves a year in. Give three of them the same drawings and the same finish allowances — without matched allowances, remodel bids cannot be compared at all.
